FREQUENTLY ASKED QUESTIONS

The answer is NO! Per USPAP and TALCB the appraiser is only allowed to deliver or discuss the appraisal report with the intended users listed in the appraisal report. The client is not always the intender user nor does is the intended user required to pay for the appraisal. In most cases the “client is the same as the “intended user” but there are exceptions.

Most home appraisals are valid for 0-90 days, but some lenders may accept up to 180 days. The time period an appraisal report is valid for differs depending on specific market conditions and the effective date. This means if market conditions (aka “trends”) remain largely unchanged then 0-180 days may be considered
acceptable.

Please refrain from distracting the Appraiser or Inspector until the site visit is completed. Our employees can work more efficiently by addressing all topics when he/she has finished collecting physical data. An appraiser will give you a “client questionnaire” and address any questions or concerns at that time. An Inspector will review any deficiencies he/she may have revealed once the inspection is complete.

As required by TREC and TALCB an Appraiser or Inspector must remain UNBIASED in all situations. We do not advocate on our client’s behalf, nor should anyone try to exert eternal influence on Appraisers or Inspectors. If you need clarification of the final report, you must submit (via email) specific concerns and provide credible evidence to support your assertions. Please refrain from calling the Appraiser or Inspector as we will not discuss without having ample time to research your evidence and prepare our response.
